Rent Application Technology Services LLC ("Rent Application") respects your privacy, and this Privacy Policy is designed to help you understand how we collect, use, and disclose your personal information, and help you make informed decisions when using the Rent Application Site (the “Service”). By using the Service, you are accepting the practices described in this Privacy Policy. This policy does not apply to the practices of third parties that Rent Application does not own or control, or to individuals that Rent Application does not employ or manage.
In this Privacy Policy, capitalized terms not otherwise defined herein shall have the meanings assigned to them in the Terms of Use for the Service. If you have questions or concerns regarding this Privacy Policy, you should first contact us at privacy@rentapplication.net.
Rent Application collects a variety of information from you and other sources when you use the Service, including technical information as well as information that can be used to identify you individually, sometimes referred to as “personally identifiable information.”
When you register to use the Service, you provide us with certain personally identifiable information, including:
your name, current and past address information, email address, date of birth, phone number, social security number, current and past employment information, asset and income information, vehicular information, and other personally identifiable information.
We receive and store certain types of information every time you interact with us. Rent Application and its authorized agents automatically retrieve and record certain traffic data on their server logs from your browser including your IP address, cookie information, and the page you requested. We use this data to help diagnose problems with our servers, analyze trends, and administer the Site.
Based on a user's authorization, Rent Application also collects personally identifiable information about that user from various third party sources to compile credit, criminal, and eviction background screening reports.
By using the Service, you are consenting to have your personal data transferred to and processed in the United States.
Rent Application complies with user data deletion requests except for that information we are required to retain to fulfill legal, regulatory, or contractual obligations; information in archived or back-up systems; and our records pertaining to this request.
In order to fulfill this request, Rent Application needs to verify that the person requesting the deletion is the person whose information will be deleted. If you wish to initiate a data deletion request, you can do so by sending an email to support@rentapplication.net.

Notice to Users who receive applications — When we receive a data deletion request from an applicant, we will notify any Users to whom they have applied. Those Users will have 30 days to access or archive the applicant’s data before it is deleted from our systems.
If our customer (landlords and real estate brokers) has engaged our Services, such as providing credit reports, we may collect information about potential tenants and other applicants of a property from credit bureaus on behalf of our customer. These credit reports are subject to the Fair Credit Reporting Act (“FCRA”).
Rent Application uses the information you provide or that we collect from third party sources to operate, maintain, enhance, and provide all of the features found on the Service, including to compile credit, criminal, and eviction background screening reports
as requested by landlords and property brokers and approved by you. Rent Application also uses the information you provide to provide fraud prevention and identity verification services on behalf of and for the exclusive benefit of our customers (landlords and real estate brokers), including, if you are a user, sharing your information with a our customers in order to provide our Services in accordance with applicable law, including for permissible purposes, as defined in the FCRA. We will use the contact information you have provided to contact you to facilitate the Service, for administrative purposes, for customer service purposes, to notify you of activity within the Service, or to send you notifications regarding new services offered by Rent Application that we think you may find valuable.
Any information entered on our website, or provided to us in any other way, will be received and stored by us. You can choose to not provide us with certain information, but this may limit the services you are able to use.
At a minimum, we ask for your email address so that we may communicate with you.
Rent Application may provide your email address and other contact information to third parties for marketing purposes. We may send out e-mails with Rent Application-related news, products, offers, surveys or promotions. You may also receive notification e-mails from Rent Application, which inform you of actions that you have performed on the site.
If you do not want to receive e-mail from us, please follow the instructions contained in the unwanted e-mail message, or contact us directly via email at support@rentapplication.net. However, please note that in all cases you will continue to receive all system e-mails (e.g. those regarding forgotten user passwords) and legal notices (e.g. updates to our policies) from us.
Cookies are small text files that we transfer to your computer's hard drive through your Web browser to enable our systems to recognize your browser and tell us how and when pages in our website are visited and by how many people. Our cookies do not collect personal information, and we do not combine information collected through cookies with other personal information to tell us who you are.
Some of our business partners, such as advertisers, may use cookies on our website. We have no access to, or control over, these cookies.
We do not sell or lease your Personal Information to any third party. We may disclose your Personal Information to a third party for a business purpose, including the following categories of third parties:
Third-Party Service Providers. Rent Application works with a variety of third party service and content providers to facilitate the Service, provide the Service on our behalf, perform Service-related activities, assist us in analyzing how the Service is used, and market related services to our users. Rent Application may further work with third parties to provide development, hosting, maintenance, support, content, marketing as well as other business services. These providers may have access to or process your personally identifiable information. These providers are generally subject to terms comparable to this Privacy Policy, and are limited to using the information the purpose for which it was provided.
Tenants, Landlords, Real Estate Brokers, Credit Bureaus. As a tenant, we disclose the information that you provided with the landlord or real estate broker that owns the rental property that you are interested in. We will also exchanging information with other companies and organizations, such as the credit bureaus, for the purposes of fraud protection. As a landlord or real estate broker, we disclose your information, such as the rental property information, with potential tenants.
Payment Processors. All financial and billing information that we collect is used solely to check the qualifications of prospective customers and to bill for our services. Rent Application uses a third-party credit card processor to assist us in processing customer payments. This processing partner is not permitted to store, retain, or use the personally identifiable information provided, except for the sole purpose of credit card processing.
Business Partners – Automated Information Collection. Rent Application may also share automatically collected and other non-personally identifiable information in an aggregate form (such as user trends, application downloads, and demographic information) with a variety of third parties, including our affiliates, advertisers, publishers, and other current and prospective investors or business partners. This information may be used to assist such parties in understanding the usage, viewing, and demographic patterns for certain programs, content, services, advertisements, promotions, and/or functionality on the Service.
Except as described in this Policy, we will not disclose your information with third parties without your notice and consent, unless it is under one of the following circumstances:
Legal and Other Obligations. We share your information with third parties where we believe such sharing is 1) incident to our ordinary business operations (e.g., emailing you through a third party server), 2) legally required or when we choose to collaborate with a law enforcement agency in the investigation or other law enforcement activity, or to prevent fraud or other illegal activity, 3) useful to protect and defend our rights and property or to enforce Rent Application's Terms of Use or this Privacy Policy, 4) useful to protect the personal safety or property of our customers or the public, 5) for marketing purposes of value to you, or 6) authorized by you.
Sale of Business or Merger. If the ownership of all or a portion of the Rent Application's business, or individual business units owned by Rent Application, were to change, such as through a merger or acquisition, your user information may be transferred to the new owner in connection with that transaction. In any such transfer of information, your user information would remain subject to the Privacy Policy it was subject to at the time of transfer.
Social Security numbers are masked from view on Rent Application.
The vast majority of landlords, property managers, leasing agents, and those involved in the residential rental business are honest, hardworking, good people doing their best to providing housing for tenants and protect their real estate investments by using applications as a way to screen for quality tenants.
However, there are some people who take advantage of this and post false listings, and engage in illicit practices to scam prospective tenants. Generally, the ability to steal someone's identity hinges on having their Social Security Number. This hurts both applicants and honest real estate professionals, landlords, and investors.
To help prevent fraud, SSNs are masked from view on Rent Application.
All Rent Application employees receive thorough training before accessing customer data, and we comply with the Fair Credit Reporting Act (FCRA) and the Gramm–Leach–Bliley Act (GLBA). We share information securely with trusted third parties only when needed—to provide services, prevent fraud, and meet legal requirements.
Rent Application takes certain precautions to protect our users’ information and to limit the risk that it will be accessed without authorization, including use of certain industry standard technologies and practices. We cannot, however, ensure or warrant the security of any information you transmit to Rent Application, and you do so at your own risk. If Rent Application learns of a security systems breach, then we may attempt to notify you electronically so that you can take appropriate protective steps. Rent Application may post a notice through the Service if a security breach occurs. Depending on where you live, you may have a legal right to receive notice of a security breach in writing.
We reserve the right to modify this Privacy Policy at any time, at our sole discretion. Any use of information we collect is subject to the Privacy Policy in effect at the time it was collected. If we make any changes, we will notify you at www.rentapplication.net/privacy and by email, as necessary.
The Service is not intended to be used by anyone under the age of 13. We do not knowingly collect personal identifiable information from children under 13. In the case we discover that a child under 13 has provided us with personal information, we immediately delete this from our servers. If you are a parent or guardian and you are aware that your child has provided us with personal information, please contact us at privacy@rentapplication.net. so that we will be able to do the necessary actions.
If you have questions about how our customers (such as landlords and real estate brokers) have engaged the Services with respect to your credit reports, please contact the landlord or real estate broker that owns the property directly about their privacy practices.
